6/27/2020 spa Mail-RE:7700 Rainier Drive-C2003-004-PIarliDept.Corrections <br /> The site plan you submitted does not clearly show all of the property corners and the proposed <br /> // setback dimensions are difficult to read. Please revise accordingly. <br /> V2. Please call out the length of the south property line. <br /> 4. The scale noted on the plans is 1 inch = 20 feet. When I scale out the measurements you added to <br /> the site plan, they don't match up with the scale. Please revise accordingly. <br /> .A. In several locations it is noted that there are easements proposed that I believe were part of the <br /> short plat. If they are not proposed easements with this building permit application, please remove <br /> the "proposed" from the plans so we know they are existing easements. <br /> /5. A"proposed 10-foot utility easement" is shown on the north side of the property and I do not see this <br /> /on the short plat map. Please clarify. <br /> According to the recorded short plat map, there is a 5' private landscape easement and emergency <br /> maintenance access to Tract 999 and a 10'wide private driveway and 10' public utility easement <br /> that are not clearly shown on the site plan (see attached short plat map). <br /> 7. All of the general information you provided on the site plan is incorrect and appears to be for the <br /> property in front (address, parcel number, legal description, etc.). Grading quantities were also <br /> provided, but it's not clear if those are for this specific project. Please remove all information that <br /> is not related to this project. <br /> ✓S The site plan indicates that the lot size is 19,532 square feet. Please provide the lot size of lot 2 <br /> (see short plat map). <br /> A. Lot Coverage includes all structures with a solid roof measured to the exterior walls. In this case, lot <br /> coverage would include the footprint of the house (including the attached garage) and the front <br /> porch. The driveway and other uncovered paved areas are not counted as lot coverage. Please <br /> revise accordingly. <br /> V0. Please clearly show the required 600sf of private rear yard open space (with dimensions) per <br /> EMC18.28.250. The current site plan shows this located in the side yard. The code states the <br /> following: <br /> 'With the exception of lots within unit lot subdivisions, as provided by Chapter 19.15A, each <br /> division of land for a residential lot shall provide private yard area that is directly accessible from <br /> the living space within the house. For all lots, the private yard shall contain a minimum of six <br /> hundred square feet of area with a minimum dimension of fifteen feet. Please submit a landscaping plan per the conditions of approval recorded on the short plat (see <br /> below). This can be shown on the site plan or on a separate landscaping plan. There are Critical Areas located to the west of the property. A Critical Area report was submitted with <br /> the short plat application. Please just add a note on the site plan in Tract <br /> 999 stating something along the lines of"Critical Area, do not disturb". I've attached the <br /> Critical Area report and plan for reference. <br /> 3. Teresa Weldon, who is no longer with the City, was the planner assigned to the short plat.
