Due to the type of construction,and <br /> insufficient flashing and siding methods,the screen wall is in poor condition and needs replacement.The rotted screen wall will be replaced with a wall of the <br /> same dimensions.The new replacement will be a combination of board-formed concrete and wood framing/siding.The portion of the screen wall that falls <br /> outside the carport roof structure will be concrete(for weather resistance and a modern appearance), and the wall underneath the roof structure will be a <br /> wood framed replacement.All replacement and improvement is designed and approved by the structural engineer. <br /> Lighting/Electrical-New electrical will be installed to address insufficiencies for appearance,safety,outlet locations,and code compliance.
