PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for the Manufactured Home (MFH) proposed on this lot in the <br /> City of Everett. The entire site.covers:approximately 0.32 acres. The existing site is currently <br /> developed and contains a'SFR (to be removed), detached garage, shed, gravel driveway .. <br /> and lawn. The proposed disturbance area will cover approximately 6,784 sf. The proposed <br /> MFH will be set approximately 8 feet from the northern property line and 45 feet from the <br /> southwestern,property line. Access to the new MFH will be taken from the existing gravel <br /> driveway on-site that takes access from Rosewood Ave to the east. <br /> The parcel is surrounded by developed parcels to the north and south. The slopes of the <br /> site in the area of disturbance are mild and average approximately 5%to the southwest. <br /> This development proposes to remove the existing SFR and replace it with a manufactured <br /> home, The total new plus replaced impervious surfaces equal 2,234 sf(0.05 acres). <br /> Per Figure 1-2.4.1 (flow chart for determining requirements for new development), this <br /> project is subject to minimum requirements 1-5. The flow chart showing how we came to <br /> this.conclusion is included in AppendixA. <br /> Roof runoff from the new roof surfaces will be dispersed on-site.All drainage improvements <br /> have...been designed to meet or exceed the 2014 DOE Stormwater Management Manual <br /> with modifications and additions contained in the Design and Development Standards. <br /> The project location is 10632'Rosewood Ave, in the City of Everett, and in Section 23, <br /> Township 28N, Range 4E.
