2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 0.32 acres. Runoff generated from the existing site sheet <br /> flows primarily in a southwestern direction toward the southwestern property lines. This <br /> project will not affect any off-site flows from passing through or around the site as in the <br /> existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project currently has a SFR, detached garage, shed, gravel driveway and lawn ground <br /> cover. The grades on the site in the area of disturbance are mild and average approximately <br /> 5% down to the southwest. <br /> Soil'logs provided by Rich's"SepticDesigns, LLC were used to determine the soils on site. <br /> Soils were found to be gravelly sandy loam with a depth to mottling of approximately 18 <br /> inches and a depth to hardpan of approximately 25 inches below grade. The USDA Web <br /> Soil Survey data was also used to show that the site consists of Alderwood-Urban land <br /> complex. General site slopes in the area of disturbance are mild and average approximately <br /> 5% to the southwest. Based on the existing soil information and the setbacks of the <br /> proposed improvements from any of the property lines or critical areas, there is low potential <br /> for erosion or sedimentation during construction assuming site specific BMPs included in <br /> the SWPPP are installed to adequately protect the downstream system.
