A project specific design is required. Reprinting of HUD general design requirements does not <br /> constitute a project specific design. Note that Appendix E Manufactured Housing Used as <br /> Dwellings of the IRC is not adopted by this jurisdiction. An engineered foundation design or a <br /> prescriptive design per the IRC is required. R301.1 and R301.1.3 <br /> 2. A foundation plan should be provided showing location of footings and specifying the type, size, <br /> length, width, thickness, and height of all parts of the foundation. Provide complete foundation <br /> sections/details showing the minimum foundation sizes required by IRC Section R403 and R404 <br /> or approved structural design. <br /> 3. Project appears to require ground anchors. Plans should include typical details of how the <br /> anchors tie to the building structure and the ground or into concrete. Specify type, size, and <br /> spacing of anchors. R106.1.1 <br /> 4. Provide footings to support the column loads given on the floor plan Column Requirements <br /> Table. Location of footings should be specified on the foundation plan. (See Comment 2 for <br /> additional information) <br /> 5. Plans should specify minimum footing depth. The foundations should be founded a minimum of <br /> 18" below grade for frost protection per EMC Section 16.01.010(J). Deck footing depth should <br /> be updated to meet the minimum frost depth requirement. <br /> 6. See Note 19 on Sheet 1. Plans should specify how special tie downs are connected and to which <br /> approved anchors. R106.1.1 <br /> 7. Plans should specify nailing requirement of the gussets at the top connection of the deck posts. <br /> 8. Plans should specify the height of the deck posts. Plans specify a free-standing deck landing; <br /> plans should provide bracing requirements of the posts or provide moment bases to resist <br /> rotation. Calculations should be provided to support the construction drawings. <br /> 9. Provide a guardrail detail meeting the requirements of Section R312.1 and limit openings per <br /> Section R312.1.3. A reference to the IRC is not adequate. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
