PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for a new SFR and paved driveway in the City of Everett. The <br /> site covers 0.29 acres. The existing site is currently undeveloped with pasture ground cover. <br /> The proposed disturbance area will cover the,entire site (0.29 acres). The proposed SFR <br /> will be set approximately 5 feet from the western property line and 47 feet from the northern <br /> property line. Access to the new SFR will be from the proposed paved driveway which will <br /> take access from the existing roadway to the north (Viewcrest Ave) <br /> The parcel is currently undeveloped and is surrounded by developed parcels. The slope of <br /> the site in the area of the proposed duplex and driveway is moderate and averages <br /> approximately 8 percent down to the north toward Viewcrest Ave. <br /> This development proposes to construct a new SFR and driveway taking access from <br /> Viewcrest Ave. The total new plus replaced impervious surfaces equals 7,943 sf (0.18 <br /> acres). The total effective hard surfaces for this project totals 2,207 sf, as all roof runoff and <br /> a portion of the driveway runoff will be infiltrated. <br /> Roof runoff from.the SFR roof will be infiltrated via an infiltration trench. Runoff from the <br /> concrete pad in front of the garage will be tightlined into the conveyance system within <br /> Viewcrest Ave, and runoff from the length of driveway along the eastern property line will be <br /> infiltrated by utilizing permeable pavement. All drainage improvements have been designed <br /> to meet or exceed the 2014 DOE Stormwater Management Manual. <br /> The project location is 26XX Viewcrest Ave, in the City of Everett, and in Section 2, <br /> Township 28N, Range 4E.
