It is our understanding that the property has never been developed <br /> in the past. Current plans indicate that a single-family residence with attached garage will be <br /> constructed on the central and southern portions of the property. Access will be on a pervious <br /> concrete driveway along the eastern property line and a pervious concrete motor court will be <br /> located in front of the garage and on the south side of the house. <br /> EXISTING CONDITIONS <br /> The parcel is not located within or near any environmental critical areas including steep slope or <br /> landslide hazards. There was no observed standing or flowing water on the property or on any <br /> adjacent or nearby parcels. Vegetation on the parcel consists primarily of bramble bushes and <br /> some field grass. <br /> Single family residences border the parcel to the east,west and south. Viewcrest Avenue is to the <br /> north with single family residences north of the street. <br /> The property is located on the north side of a large north facing slope complex with multiple steep <br /> sided ravines cut into the hillside. Most of the ravines have creeks or small streams or may only <br /> carry storm water runoff. The nearest steep sided ravine is located approximately 350 to 400 feet <br /> to the west. Another,much smaller ravine with a small creek is located approximately 500 feet to <br /> the northeast of the subject site. The slope to the north of Viewcrest Avenue steepens to 12 to 15 <br /> percent gradient but is fully developed with single family residences. <br /> The subject parcel slopes gently from the south to the north.
