It is our understanding that the property has never been developed <br /> in the past. Current plans indicate that a single-family residence with attached garage will be <br /> constructed on the central and southern portions of the property. Access will be on a pervious <br /> concrete driveway along the eastern property line and a pervious concrete motor court will be <br /> located in front of the garage and on the south side of the house. <br /> This report has been prepared for Joe and Salli McCann, in support of their permit submittal for <br /> the construction of a new residence on a previously undeveloped parcel — tax parcel no. <br /> 00734800000400. This report has been prepared by Gary A. Flowers, P.E.G. Mr. Flowers is•a <br /> licensed geologist and engineering geologist in Washington with more than 45 years of experience <br /> in the Puget Sound area working on projects located within or adjacent to geologic hazards. Mr. <br /> Flowers is the former owner of Associated Earth Sciences in Kirkland, WA where he managed a <br /> staff of more than 80 engineers, geologists, hydrogeologists, biologists, storm water specialists, <br /> environmental technicians, engineering technicians and administrative personnel. <br /> EXISTING CONDITIONS <br /> The parcel is not located within or near any environmental critical areas including steep slope or <br /> landslide hazards. There was no observed standing or flowing water on the property or on any <br /> adjacent or nearby parcels. Vegetation on the parcel consists primarily of bramble bushes and <br /> some field grass. <br /> The property is located on the north side of a large north facing slope complex with multiple steep <br /> sided ravines cut into the hillside. Most of the ravines have creeks or small streams or may only <br /> carry storm water runoff. The nearest steep sided ravine is located approximately 350 to 400 feet <br /> to the west. Another,much smaller ravine with a small creek is located approximately 500 feet to <br /> the northeast of the subject site.
