McCann Property Geological Assessment Report
2610 Viewcrest Avenue, Everett, Washington
Landslide Hazards
The site has a gentle slope of about 8 percent and is underlain by Vashon advance outwash
sediments (Qe). As such it does not meet any of the criteria of a landslide hazard as per Chapter
19.37.080.A or as defined by the Dames and Moore Methodology for the Inventory, Classification
and Designation of Geologically Hazardous Areas, City of Everett, Washington, July 1, 1991.
As stated above there are no known, mapped or identifiable landslide hazards within 200 feet of
the property.
Erosion Hazards
The site has a gentle slope of about 8 percent and is underlain by Vashon advance outwash
sediments (Qe). As such it does not meet any of the criteria of an erosion hazard as per Chapter
19.37.080.A or as defined by the Dames and Moore Methodology for the Inventory, Classification
and Designation of Geologically Hazardous Areas, City of Everett, Washington, July 1, 1991.
There are no known, mapped or identifiable landslide hazards within 200 feet of the property.
CONCLUSIONS AND RECOMMENDATIONS
Based on the results of our site reconnaissance, subsurface investigation and literature review it is
our opinion that the subject site is suitable for the planned new construction. There are no known,
observed or mapped geologic hazards either on the property or within 200 feet of the property. As
such, the planned new, single family, residential development will not have any impact on adjacent
properties, or any existing geologically hazardous areas and it will not create any geologically
hazardous areas.
No mitigation is required other than standard best management practices for control of storm water
and erosion. These items have been addressed by the project civil engineer, Omega Engineering,
as shown on their plan sheets for the project which have been submitted to the City of Everett for
review. We have reviewed the civil engineering plans developed by Omega Engineering and agree
with them.
No setback buffers are required for this property.
Gary A.Flowers, LLC.
5205 23'd Avenue W Everett,Washington 9 03 206-819-4304
1 J/ 7
