<br />timber joists to flush headers or beams with Simpson metal joist hangers per notes. Nail all multi -joist beams together with two rows 16d @
<br />12" O.C. unless noted otherwise of the plans, plywood roof and floor sheathing shall be laid up with grain perpendicular to supports and nailed
<br />6" O.C. with 8d nails to framed panel edges, struts and over stud walls shown on plans, and @ 12" O.C. to intermediate supports. Provide

<br />1. All construction shall comply with the 2018 IRC as revised and adopted by the City of Everett, Washington State Energy Code, and
<br />all applicable local codes, ordinances and standards.
<br />2. The contractor shall maintain in good condition, one complete set of plans with all revisions, addenda, and change orders, on the
<br />premises at all times.
<br />3. All work shall be applied in accordance with manufacture's latest recommendation or written directions.
<br />4. All dimensions are to face of stud or centerline of column, or face of concrete work unless otherwise noted.
<br />5. When clear dimensions are noted (CLR) they refer to clearance from finished surfaces.
<br />6. Where construction details are not shown or noted for any part of the work, the details shall be the same as for other similar work.

<br />13. All operations conducted on the premises shall not be objectionable beyond the property boundary lines by reason of noise, steam,
<br />odor, fumes, gases, smoke, vibrations, hazard or other causes.
<br />14. The Contractor shall provide temporary water, power and toilet facilities.
<br />15. In combustible construction, fire stopping and draft stopping shall be installed to cut off all concealed draft opening both vertical
<br />and horizonal and shall form and effective barrier between floors, between a top story and a roof or attic space; and shall subdivide
<br />attic spaces, concealed roof spaces and floor -ceiling assemblies. The integrity of all fire and draft stops shall be maintained.
<br />16. Attic access and ventilation shall conform to the 2015 IRC. Minimum vent area shall be 1/150 of the attic area.
<br />17. All wood members in contact with concrete shall be pressure treated.
<br />18, Install roofing per manufacturer's specifications.
<br />19. Gypsum wall board systems shall conform to the IRC. All exposed gypsum board to have metal edges at all corners. Water
<br />resistent board shall be used in restrooms and all wet areas unless noted on the plans.
<br />20, All glass and glazing shall comply with the IRC and the US Product Sally Commission.
<br />21, All exterior glass to meet the requirements set forth in the Washington State Energy Code. Provide screens on all operable
<br />windows.
<br />22. The contractor shall verify all door and window rough opening dimensions with door and window manufacturers.
<br />23. All entrance doors shall have a dead bolt with a minimum 1/2" penetration of the latch.
<br />24. Post the street address numbers on the building so as to be visable to the public. An additional set of numbers shall be visable
<br />from the street fronting the property. Numbers shall contrast with the background color scheme.
<br />25. All fireplaces are to be provided with tight flue dampers with outside combustible air.
<br />26. Water heaters shal l be provided with a pressure/temperature relief valve with a drain plumbed to the outside. UPC Section 608.5.
<br />27. Water heaters and other fuel burning equipment shall receive all combustion air from the outside. UMC Section 701.2,
<br />28, All service water piping and all piping within the building shall be insulated per the Washington State Energy Code.
<br />29. Water heaters shall comply with the requirements of ASHRAE 90-75 and shall be vented to the exterior. Insulation shall be as

<br />30. Exterior joints around window and door frame, openings between walls and foundations, between walls and roof, and between wall
<br />panels, openings at penetrations of utility services through walls, floors and doors, and all other such openings in the building
<br />envelope shall be sealed, caulked, gasketed or weather stripped to limit air leakage and eliminate water penetration.
<br />31. All tears and joints in batt insulation to be sealed with tape.
<br />32. Vapor barrier shall be installed on the warm side of all exterior walls.
<br />33. Insulation including facings shall have a minimum flame spread rating of 25 and a maximum smoke density of 450 when tested in
<br />accordance with IRC Standards.
<br />34. Building shall comply with air leakage control requirements of the Washington State Energy Code.
<br />35. Contractor shall comply with the lighting/switching and lighting power budgets as specified in the Washington State Energy Code.
<br />Contractor shall submit drawings for review and approval by Snohomish County and obtain all necessay permits.
<br />36. Electrical rough in and reflected ceiling plan are the general information of the Contractor. Exact locations should be verify on site.
<br />37. Electrical and mechanical systems and all plumbing systems shall be bidder design.
<br />38. Shower heads shall have a maximum water flow of 2.5 gallons per minute.
<br />39. Mechanical ventilation in all kitchens shall be by perscription using a minimum 100 efm fan vented to the outside.
<br />40. Provide bathrooms with a mechanically operated exhaust system of 50-75 cfm. The fans should cycle on a 24 hour timer based
<br />on 8 hours of occupancy out of 24. Connect system directly to exterior with the point of discharge a minimum of 3 feet away from
<br />any building opening.
