3. A building may be built within 15 ft. of the <br /> adjoining property line on the side but not <br /> closer than 30 ft. from any building. <br /> 4. Corner lots shall provide for sight clearance <br /> as provided for in Section 18. <br /> 5. All motor vehicle parking facilities shall be <br /> provided upon the property developed. <br /> E. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 ft. above the average <br /> elevation at the foot of the building. <br /> F. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified <br /> under Section 17. <br /> SECTION 2: That Section 9 of Ordinance No. 3572 be, <br /> and it is hereby amended to read as follows : <br /> SECTION 9. R-4. MULTIPLE-FAMILY HIGH DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-4 Zone is to <br /> provide for and protect certain areas of the City for <br /> multiple-family high density residential uses. <br /> B. PERMITTED USES : <br /> 1. R-3 permitted uses. <br /> 2. Apartments (multiple-family dwellings) . <br /> 3. Private clubs and lodges. <br /> 4. Professional office for service only. <br /> 5. Music, art, and dance studios for group <br /> instruction. <br /> 6. Commercial parking with no sales or service <br /> except that sales and service shall be per- <br /> mitted in connection with parking on any <br /> lot any portion of which is within 120 feet <br /> of a B-3 zone. <br /> 7. Hotels and motels. <br /> 8. Restaurants, magazine stands, barber shops, <br /> and other accessory uses in connection with <br /> a hotel, apartment house, club or lodge, <br /> when conducted entirely from within the <br /> building and with no display or advertising <br /> outside of the principal building except for <br /> one unlighted sign not to exceed 4+ sq. ft. <br /> and installed flat against the building. <br /> 9. Conversions as specified under Sec. 18. <br /> 10. Special property uses (see Sec. 5) . <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than <br /> 5000 sq. ft. in area nor less than 50 ft. in width. <br /> There shall be provided no less than 750 sq. ft. in <br /> area for each residential dwelling unit. <br />
