(0 (31QT
„. PUBLIC WORKS
1.41hlt
"s*
March 28, 2012
Mr. Jerry Murphy
621 Legion Drive
Everett, WA 98201
Re: Backwater Valve Program for property at 621 Legion Drive
Dear Mr. Murphy:
The City of Everett's contractor, Seattle Drain Services, inspected your property on
January 12th, 2012 to determine if a backwater valve is appropriate for your residence.
Enclosed is a summary of their findings.
The report does not recommend installing a backwater valve on the side sewer that
connects your home to the City's sewer main to reduce the risk of basement flooding
until after the slope of the side sewer is increased. Currently the side sewer serving the
property at 621 Legion Drive has only approximately 0.5% slope. City design and
construction standards require that side sewers have a minimum of 2% slope. Also
backwater valve manufacturers specify that the side sewer must have a minimum of 1%
or 2% slope adjacent to the backwater valve for the valve to work properly. Please
review the report and contact us with any questions.
The report identifies several deficiencies in your plumbing, sewer, and drainage system.
These include:
• There is no backwater valve or grinder pump to protect the building from a
surcharge
• The side sewer slope is approximately 0.5%
• Downspouts are connected to the sewer system which increases flow in the
sewer during surcharge events.
Due to the current condition of the side sewer at this address this property is not
currently eligible for a backwater valve through the City's backwater valve program.
Additionally, storm damages related to private system deficiencies identified in the
inspection report or any other private system deficiencies are the responsibility of the
property owner. We therefore recommend that you take steps to correct these
problems, and that you regularly inspect your plumbing, sewer and drainage systems to
ensure they are working correctly and efficiently.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8882
