• •
Mr. Martin Reimers
Concept Architecture, LLC
Plan Check Number: B2107-070, First Building Review
August 16, 2021
Architectural
1. The project requires installation of grab bars on the water bathrooms. The"Grab Bar Legend"
on Sheet A2.1 is not sufficient to specify all requirements. Details showing the requirements
should be included in the construction drawings. Additional requirements including but not
limited to heights, spacing, and placement along walls should be shown. The details should
include blocking capable of supporting a minimum 200-pound load. See Sections R106.1.1 and
R330.8, and Table R301.5.
2. Bedrooms 1 through 4 are shown as having existing windows. The minimum requirements for
emergency egress opening should be specified in the construction drawings and verified in the
field. See Section R310.2.
3. The locations of the smoke and CO alarms are shown on Sheet E2.1. See Sections R314 and
R315. The following comments should be addressed:
a. Alarms are required in the immediate vicinity of sleeping areas. Additional alarms should be
provided by the doors for Bedroom 4 and Bedrooms 5 and 6.
b. The"Electrical Legend"should be revised to require that the alarms be hardwired,
interconnected, and provided with back-up battery power.
4. Bedroom 6 on Sheet A2.1 is shown to abut an existing masonry fireplace with unknown
construction around the sides and back of the fire box. Details showing that the construction
complies with Section R1001.11 should be included.
5. The construction drawings should specify an exhaust fan in the Kitchen. See Sections R303.4
and Table 1505.4.4(1).
6. The Main Level Plan 1/A2.1 shows an exterior ramp on the north side of the building. The plan
specifies a 1:12 slope. See Section R106.1.1. The following comments should be addressed:
a. Handrails should be shown on both sides of the ramp per Section R330.9.1. Details for the
handrails should be provided. The handrails should be designed to support a minimum 200-
pound load per Table R301.5.
b. A minimum 3-foot landing is required at each end of the ramp; the west landing does not
appear to be shown. See Section R311.8.2.
Structural
1. The project includes demolition of the exterior wall for new openings. Structural details for the
new framing should be included in the construction drawings. Fasteners should be specified
per Table R602.3(1). See Section R106.1.1 and R301.1.
2. Detail 3/A4.1 should specify a minimum 2-inch clearance between the exterior slab-on-grade on
non-preservative-treated wood materials. See Section R317.1 Item 5.
0 3200 Cedar Street 0 425.257.8810 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/sermits
Page 2 of 3
