Ith <br /> L C WORKS ' <br /> �.�9 20ii <br /> „dr <br /> March 9, 2011 <br /> David Brewer <br /> 1405 Oakes Avenue <br /> Everett, Washington 98201 <br /> Re: Plumbing Investigation at 1405 Oakes Avenue for Backwater Valve Program <br /> Dear Mr. Brewer: <br /> The City of Everett's contractor, Seattle Drain Services, inspected the plumbing and drainage <br /> at your property on November 18, 2010, to determine if a backwater valve is appropriate for <br /> your residence. Enclosed is a summary of their findings. <br /> The report shows that there is an existing backwater valve on the side sewer that connects <br /> your home to the City's sewer main to reduce the risk of basement flooding from sewer <br /> backups. This backwater valve was found to be functioning properly. The city did not identify <br /> any improvements that could be made to your system that would be eligible under the <br /> backwater valve program. However, the report does identify some improvements you, the <br /> property owner could make to further protect your property from storm events. Please review <br /> the report and contact us with any questions. <br /> The report also identifies the following deficiencies in your private plumbing, sewer and <br /> drainage system: <br /> • The sump pump discharge line is shared by a floor drain outlet and your other <br /> basement fixture drain lines. Thus, when the backwater valve is closed due to <br /> maintenance issues or a sewer surcharge, the sump pump will then push water out <br /> of a basement floor drain or other plumbing fixture. <br /> Future storm damages related to these and other private system deficiencies are your <br /> responsibility.
