• <br /> Any additional comments: <br /> Backwater valve was installed through a previous city program. It is a different model <br /> than current program but is functioning correctly. <br /> Problems Identified <br /> 1) Problem: Floor drain is located 1-2 feet upstream from the backwater valve; this <br /> leaves no storage space for internal storage during a surcharge event. <br /> Solution: Check floor drain during suspected surcharge events to ensure no <br /> flooding is occurring. If ponding is visible reduce all water usage within the house <br /> until ponding has receded. <br /> 2) Problem: Ground water is entering through cracks and unsealed foundation wall. <br /> Solution: Have all cracks filled and sealed. Have entire foundation wall sealed to <br /> keep ground water from entering. <br /> Solution: Install drainage pipes outside the house by excavating around <br /> foundation wall, drain all lines to a pit and pump water away from house at this <br /> point. <br /> As-Built of Sewer and Plumbing <br /> See attached drawing. <br /> Comments <br /> Ground water entering basement even during a dry period of 6-8 weeks with sediment <br /> also entering which indicates large cracks. During wetter months this infiltration could be <br /> of large enough volume to cause minor flooding inside the basement. Recommend <br /> having cracks and walls sealed to prevent water infiltration. <br /> Additional Photos and Descriptions <br />
