May 18, 2011 <br /> Mary Cunningham <br /> 1605 Oakes Avenue <br /> Everett, Washington 98201 <br /> Re: Plumbing Investigation at 1605 Oakes Avenue for Backwater Valve Program <br /> Dear Mary Cunningham: <br /> The City of Everett's contractor, Seattle Drain Services, inspected your property on <br /> January 31st, 2011 to determine if a backwater valve is appropriate for your residence. <br /> Enclosed is a summary of their findings. <br /> The report recommends the installation of a backwater valve on the side sewer that <br /> connects your home to the City's sewer main to reduce the risk of basement flooding. <br /> Please review the report and contact us with any questions. <br /> The next step is for you to confirm that you want to proceed with the program. To do <br /> that, sign the enclosed release forms in the presence of a notary and return them to the <br /> City of Everett, attention Grant Moen, preferably prior to June 1, 2011. When we receive <br /> those forms, the City will hire a contractor to install the backwater valve in accordance <br /> with the enclosed installation and maintenance agreement documents. <br /> If you choose to proceed, the contractor will contact you to schedule the installation. <br /> However, this is still a few weeks away. At the conclusion of the work, the excavation will <br /> be refilled and hardened surfaces (driveways and/or sidewalks) will be restored. You will <br /> also be provided on-site training on the operation and maintenance of the valve. <br /> Restoration of grass, plants and landscaping are your responsibility. <br /> The report also identifies several additional deficiencies in your plumbing, sewer and <br /> drainage system that include: <br /> • The side sewer is holding water and has obstructions in the line; we believe this <br /> will cause a blockage of the sewer (problem identified #2). <br /> • The downspouts lines are blocked and as a result the water is seeping around the <br /> foundation of the house (problem identified #3). <br /> Future storm damages related to these and other system deficiencies are your <br /> responsibility. We therefore recommend that you take steps to correct these problems , <br /> and that you regularly inspect your plumbing, sewers, and drainage systems to ensure <br /> that they are working correctly. <br />
