Any additional comments:
• Some debris in basement sewer line needs jetting to clean it.
• Downspouts appear to connect to side sewer under basement floor.
Problems Identified
1) This home does not currently have a backwater valve to prevent backups during high
flow surcharge events. Back water valve installation will be difficult since the
downspouts apparently connect to the side sewer under the basement floor inside the
home, so any valve placed outside the basement wall will flood the house basement if
the valve shuts. Basement floor appears to be concrete with wood joists to support a
wood floor so getting to the side sewer would be a labor intensive repair.
Solution A: disconnect all downspouts per Problem Identified #2, then install backwater
valve at location shown on attached sketch.
Solution B: Install new underground drain line to connect downspouts to side sewer
downstream of proposed backwater valve installation location.
Solution C: Install inside house backwater valve on side sewer (see additional photos
for described location).
2) (OPTIONAL IMPROVEMENT) Downspouts are connected to the side sewer. This
causes increased flow in the side sewer.
Solution A: Disconnect downspouts from side sewer, extend outfall 3' or more from
foundation, and provide splash block. Verify that surface grade slopes away from house
where downspout discharges.
Solution B: Disconnect downspouts and install rain barrels to retain rain water runoff at
base of downspouts.
As-Built of Sewer and Plumbing
See attached drawing.
Comments
• All down spouts that are connected to the side sewer could be disconnected and
routed to splash blocks so that less flow is in the side sewer causing potential
surcharge events. Where downspouts are routed to splash blocks the ground
surface should be sloped away from the house.
• Installing a grinder pump would provide increased protection from sewer backups
beyond the protection a backwater valve can provide.
S:\#Common\clerical\SIDE SEWER&PLUMBING INVESTIGATION\Final Reports\2nd Batch\1615 Rainer Final.docx 5/2/2011
