SECTION I: PROJECT DESCRIPTION <br /> The proposed project Georgiu Commercial is located 7805 40th Ave W, Evergreen <br /> Way, Mukilteo,WA-98275. More generally, the site is located in Section 10, Township 28 <br /> North, and Range 4 East of the Willamette Meridian in the City of Everett, Washington. <br /> Please refer to the Vicinity Map attached later in the section. <br /> The site is currently developed with one commercial building with a detached shed, <br /> parking area and an asphalt driveway from 40th Ave W. There is a critical area located <br /> within the site. The site contains an Ns stream(Japanese Gulch) and steep slopes of over <br /> 25% associated with it. The site contains one drainage basin that slopes towards the <br /> northeast. Upstream flows from the south of the site is draining into the property. Per <br /> NRCS survey of Snohomish County,the project site contains Alderwood Urban Land <br /> Complex 0 to 8 percent soils that have a hydrologic classification of Type"C". Please refer <br /> to the soils map and descriptions attached later in this report for more details. <br /> The clearing area is 0.43 Acres. The proposal is to construct an industrial building <br /> to the south of the site and a large parking area associated to it. The existing building and <br /> parking spaces present to the north of the property will remain. The access to the site will <br /> be from 40th Ave W. Frontage Improvements are also proposed long 78th St SW and 40th <br /> Ave W. <br /> A Stormtech system SC-740 of capacity 5,504 CF will be located underneath the <br /> parking area near the northeast portion of the site is proposed to meet the flow control <br /> requirements conforming to the City of Everett requirements. The Stormtech system was <br /> sized using Western Washington Hydrology Model V 4.2.14 (WWHM). The roof and the <br /> yard drains will be connected to the onsite detention system. The outflow from the <br /> detention pipe will be discharged to the east. Runoff treatment would be obtained by an <br /> underground Biopod Biofilter manufactured by Oldcastle Infrastructure located <br /> downstream of detention to provide enhanced water quality treatment for the commercial <br /> project. <br /> Insight Engineering Co. -Stormwater Site Plan 11/27/18 <br /> -3- <br />
