Automatic fire sprinklers are not currently installed in the
building. Commercial space is present a street level; we understand the most recent use
was as apartments. The building is currently unoccupied.
We understand this building is being assessed based on the IBC and IFC (International
Building and Fire Code, respectively, as adopted and amended by State of Washington and
City of Everett). Based on the date of permit application, the 2012 edition of the codes are
applicable to new construction; provisions of the current 2015 IFC are applicable to existing
construction. Our assessment anticipates automatic fire sprinkler protection throughout the
building in accordance with IBC Section 903.3.1.1.
Our findings are presented for project conditions as presented below. Information is
presented divided among the following subcategories for each subject element:
• OBSERVATIONS. Conditions identified based upon site visit or review of plans.
• CONSIDERATIONS. Analysis and code interpretation/application.
• CONCLUSION.
