WA 98201 <br /> Mr. Engleson. <br /> On June 20, I met with you and the contractor at the Hodges building on 1804 Hewitt Ave to <br /> inspect a couple of unforeseen conditions on the mezzanine. There are three items I would like to <br /> discuss. <br /> 1) On the first floor. there is a new wall separating the mail boxes from the future leased <br /> area on the west. Above that wall is a new beam. At the corner of the new wall, there <br /> should be a 6x6 post with another(2) 2x6's attached. That built up column should <br /> support the beam above all the way to the crawlspace where a 30"square concrete pad <br /> should be installed. A sketch is attached. <br /> 2) On the Mezzanine level,the door to the refuse room is too short because an existing <br /> beam above. I have reviewed the forces on that beam and determined that it is acceptable <br /> to trim the bottom of that beam by 1"to allow for 6'-8"door height. No retrofit is <br /> needed. The location of this retrofit is marked on the attached sketch. <br /> 3) Also on the mezzanine level.. the door to the bathroom is similarly restricted by an <br /> existing beam above. While on site, we determined that approximately 5"of the bottom <br /> of the beam would have to be removed and the doorway would have to be relocated <br /> approximately 6"to the south in order to avoid the existing metal beam hanger. It is <br /> acceptable to trim 5" form the bottom of the beam. but a triple stud pack should be <br /> installed as the edge of the opening. That stud pack will bear on the floor which in turn <br /> will bear on the nail laminated wall below. That nail laminated will bears on a beam in <br /> the crawlspace. No remediation in the crawlspace is need.A sketch of the location of the <br /> new stud pack is included in the attached plan. <br /> Please let me know if there are any questions. <br /> Sincerely.
