In order to the Planning Department to approve the permit, please submit the <br /> following: <br /> 1. The setbacks on the site plan do not match the setbacks that were certified as part of the Nonconforming <br /> Building Certification (see attached). Please clarify. <br /> 2. Per EMC 19.07.010,the front porch must provide at least 36sf of weather cover. It appears that only 24sf is <br /> proposed. Please revise accordingly. The front porch may encroach 6-feet into a required front setback(front <br /> setback was certified at 19.97-feet). <br /> 3. For lots less than 5,000sf, lot coverage by buildings shall not exceed 50%(not 40%). Please revise the lot <br /> coverage calculations accordingly. <br /> 4. Per EMC 19.07.010,the gross floor area of the dwelling shall not exceed 50%of the lot area. 50%of the lot area <br /> is 1,501.5. The proposed gross floor area of the dwelling exceeds this number(approximately 100sf <br /> over). Please revise accordingly. <br /> 5. Please revise the height calculations to include the front porch (point D needs to be moved). <br /> 6. When the proposed height of a structure is within 1-foot of the height limit(28-feet for main residence),a <br /> height survey is required. The proposed roof plan indicates the pitch of the roof is 9/12, but the elevations call out a roof pitch of <br /> 10/12. Please revise for consistency. <br /> 2. On the elevations, please call out the proposed materials(siding and roofing). <br /> 3. The maximum height allowed for an accessory building is 15-feet.. The NCB certified a maximum height of 15'- <br /> 7". The proposed plans indicate a height of 17'-5". We can not approve an over height accessory building <br /> without going through a Review Process II per EMC 19.07.020(J).
