The setbacks on the site plan do not match the setbacks that were certified as part of the <br /> Nonconforming Building Certification (see attached). Please clarify. <br /> RESPONSE: Setbacks on Site Plan updated to match certified. <br /> 2. Per EMC 19.07.010, the front porch must provide at least 36sf of weather cover. It <br /> appears that only 24sf is proposed. Please revise accordingly. The front porch may <br /> encroach 6-feet into a required front setback (front setback was certified at 19.97-feet). <br /> RESPONSE: Front porch size modified to 6'x6'to meet the covered requirement. <br /> 3. For lots less than 5,000sf, lot coverage by buildings shall not exceed 50% (not 40%). <br /> Please revise the lot coverage calculations accordingly. <br /> RESPONSE: Lot coverage calc updated on A1.0 and A1.1 <br /> 4. Per EMC 19.07.010, the gross floor area of the dwelling shall not exceed 50% of the lot <br /> area. 50% of the lot area is 1,501.5. The proposed gross floor area of the dwelling <br /> exceeds this number (approximately 100sf over). Please revise accordingly. <br /> RESPONSE. Gross Floor Area calc added under`Land Use Compliance'on A 1.0 and <br /> floor plan of dwelling reduced to meet max allowed. <br /> 5. Please revise the height calculations to include the front porch (point D needs to be <br /> moved). <br /> RESPONSE: Updated point D on Average Grade Diagram on A1.1 to included front <br /> porch. Updated calcs and revised on elevations as well. <br /> 6. When the proposed height of a structure is within 1-foot of the height limit (28-feet for <br /> main residence), a height survey is required.
