2. EXISTING CONDITIONS SUMMARY <br /> The site is located at 1023 100th St SW, in the City of Everett, and in Section 13, Township <br /> 28N, Range 4E, Willamette Meridian. See Figure 1 - Vicinity Map. The gross site area is <br /> approximately 0.58 acres. <br /> • Land use aroun'd`the 'site is primarily single-family homes. The existing site is developed and <br /> contains an existing house, a few sheds and parking/driveway. All of the existing impervious <br /> surfaces will be removed or replaced for this project. Vegetation on the site consists of mostly <br /> grass. The existing developable site is rectangular in shape. <br /> As previously mentioned, a geotechnical investigation was done for this project site and the <br /> general soil conditions for the-site were found to be loose to medium dense, silty-fine to <br /> medium grained sand with gravel (weathered glacial till) underlain by dense to very dense silty- <br /> fine to medium grained sand with gravel (glacial till). Explorations were done to a depth of 8 <br /> feet with no groundwater encountered, however winter high groundwater elevation is <br /> anticipated to be 5 feet below ground surface, per Cobalt Geosciences. <br /> The general site slopes for the project area are flat and average approximately 5 percent down <br /> to the southeast. Based on the existing soil information and the setbacks of the proposed <br /> improvements from any of the property lines or critical areas there is little potential for erosion <br /> or sedimentation during construction, assuming the basic.BMPs included in the SWPPP are <br /> installed and maintained properly. Refer to Figure 2 for an existing basin map. <br /> 5 <br />
