Terra Vista NW,LLC Storm water Management Report
Executive Summary
The project is located on Parcel A at 2200 block of 124th Street SE in Everett, WA(Parcel
#28052900204100), on a 0.6-acre site, and Parcel B at 2203 124th St SE (Parcel#28052900203900)
on a 0.55-acre site. Parcel A will be developed with a new single family home and shop. Parcel B
currently has an existing house that will be demolished. Utility service will be standard connections
to the public utility mains in 124th Street, unless the existing service lines to Parcel B can be reused.
Pervious/Impervious Areas
Onsite Pervious / Impervious Area
TOTAL NEW ROOF AREA= 3,555 SF
TOTAL NEW OTHER HARD SURFACES =432 SF
POLLUTANT GENERATING SURFACE=740 SF
TOTAL LAWN AND LANDSCAPING=4,300 SF
TOTAL NEW(ROOF AND OTHER) SURFACES=4,727 SF
TOTAL LAND DISTURBING ACTIVITY=9,027 SF
Offsite Impervious Area
DRIVEWAY APRON AREA=460 SF
Soils
The geologic units for this area are shown in the Geologic Map of the Everett 7.5-minute Quadrangle,
Snohomish County, Washington,by James P. Minard(1985). The site is mapped as till (Qvt). The glacial
till is described as a compact diamict of mud, sand, pebbles, cobbles, and boulders. The explorations
generally encountered silty fine to medium sand with gravel soils consistent with the description of glacial
till soils at depth.
Underlying the surficial topsoil in each of our explorations, we encountered medium dense or better, light
brown to gray, silty fine to medium sand with gravel, and trace iron-oxide staining, which were interpreted as
native glacial till deposits.
Based on the soils analysis, the onsite native glacial till soils encountered at depth are not conducive for
stormwater infiltration systems.
(180303)Aikins Residence Page 3 March 6,2020
