May 18, 2011
Nina D'Aoust
402 Rockefeller Avenue
Everett, Washington 98201
Re: Plumbing Investigation at 402 Rockefeller Avenue for Backwater Valve Program
Dear Nina D'Aoust:
The City of Everett's contractor, Seattle Drain Services, inspected the plumbing and
drainage at your property on December 8th 2010, to determine if a backwater valve is
appropriate for your residence. Enclosed is a summary of their findings.
The report recommends the installation of a backwater valve on the private side sewer
that connects your home to the City's sewer main to reduce the risk of basement flooding
from sewer surcharge events. There are two backwater valve installation options
identified in the report. Please call Grant Moen at (25) 257-8947 to select one of these
installation options. Please review the report and contact us with any questions.
The next step is for you to confirm that you want to proceed with the program. To do
that, please call Grant Moen, preferably before June 1, 2011, and confirm your desire to
have the City coordinate and fund the installation of a backwater valve on your side
sewer. After receiving your authorization, we will hire a contractor to install the backwater
valve in accordance with the installation and maintenance agreement documents you
previously signed.
If you choose to proceed, the contractor will contact you to schedule the installation.
However, this is still a few weeks away. At the conclusion of the work, the excavation will
be refilled and hardened surfaces (driveways and/or sidewalks) will be restored. You will
also be provided on-site training on the operation and maintenance of the valve.
Restoration of grass, plants and landscaping are your responsibility.
The report also identifies deficiencies in your plumbing, sewer and drainage system. This
includes:
• There are two downspouts currently connected to the sewer line that need to be
disconnected from the side sewer for the future backwater valve to function
properly (problem identified #3).
