Depth of side sewer 10ft from house: 10' 3"
Depth of side sewer at proposed B/W valve installation spot 9' 5"
Any additional comments:
• Some of the rain gutter drains are already disconnected. All should be
disconnected at this location.
• Side sewer has significant build up in line and should be cleaned to prevent
future blockages from debris.
Problems Identified
1) This home does not currently have a backwater valve to prevent sewer backups
during high flow surcharge events.
Solution A: Install backwater valve downstream (closer to the street) of downspout drain
line and exterior floor drain connections to side sewer. All downspouts must be
disconnected and routed to splash blocks per Problems Identified #3 below to avoid
flooding from downspout drainage when the backwater valve is closed (see also
Problems Identified #2 below).
Solution B: Install backwater valve upstream of all downspout and exterior drain
connections. Exterior floor drain at bottom of stairs would need to be disconnected from
the downspout lines, and a sump pump would need to be installed per Solution B for
Problem Identified #2 below for this backwater valve placement to function correctly.
2) Exterior floor drain at base of the stairs is tied to downspouts will back up and flood if
during a surcharge event. Drain is outside stair well and is clogged.
S:\#Common\clerical\SIDE SEWER&PLUMBING INVESTIGATION\Final Reports\2nd Batch\402 Rockefeller final.docx 4/28/2011
