The tenant has been removed and they will be
given$2,500 in moving expenses.
We purchased these properties some years back with the units pretty much as they are today. We have done some
cosmetic fixing to keep them at least to a minimal standard. The flooded unit was unfortunate and we have tried to
make sure things like that don't happen.
They are not great and not up to current day building codes. .:•i=..11iriii. - l - I . , .• - MEMit That is
still our plan but we are not quite there yet. Much of downtown Everett is in a similar condition. It consists largely of
older homes made into multi-family buildings. This work was done largely in the 60's,70's, and 80's as far as I can
ascertain.
I believe there is a precedent already set where these older homes are allowed to be rented out as long as they are
compliant with the zoning code. If there is a life safety or hygienic concern, like the flooded unit, I fully understand why
the city would condemn the unit until it can be shown to be at least compliant up to a life safety standard. I don't
believe the city can start citing other properties as being in violation for the fact that there is a lack of permit history on
the older renovations.
When I've asked before, I was lead to believe that to get the proper permitting for these old changes, the units would
have to be brought up to current codes and the cost for this exceeds the value of the buildings. We cannot afford t
shutter the units until we have a buyer or investor willing to demolish the block.
Tony, I'm sure you have come across this before. Can the city just start shutting our properties down like this? What is
our avenue of appeal?
C.2.--
