As previously �'�ted the Site is <br />bordered on the west by Evergreen Way, on the south by an apartment building, o�t the <br />north by an operational small business and on the east by an embankment and a slope up <br />to exisdng residential development. The Evergreen Nay ROW is above The Site and <br />serves as a darrier to intercept upstream surface flow. The storm basins on Evergreen <br />Way are connected to the existing storm sewer and there is nc evidence that storm flows <br />aze directed onto the Hoglund Site. According to Ciry staff this portion of the Evergreen <br />Way storm drain is directed to Pigeon Creek #1. <br />The property slopes docm to the east from Evergreen Way to low elevations along the <br />east property line. Offsite the topography rises east to a residential neighborhood. The <br />effect is to create a low point in the Hoglund property. The 24-inuh city storm drain <br />provided a gravity solution for the Hoglund Development and when connected wil: <br />transport site runoff to the north. The pipe is 4-5 feet deep and shnuld have ample <br />capacity for the propused development. T'he available surveyor's tonography suggests <br />that the storm drain lina starts in Rai:uer Drive but the Everett As-built suggests that <br />there is an 18-inct, SD in Rainier Drive ap�roaching from the south and discharging into <br />the 24-inch line. <br />� Downstream impacts of the Hoglund Site Imp�ovement aze expected to be negligible <br />since 100% of the runoff will be collected and dischazged into the large storm pipe. <br />According to City staff the public storm drain along the east line of Hoglund's property, <br />, the existing 24-inch storm line is also ?ributary to Pigeon Creek #1. <br />f <br />g <br />
