Residential Plumbing Sewer and Drainage Investigation <br /> Site Address: <br /> 4206 Terrace <br /> Everett,WA 98201 <br /> Plumbing and Drainage Inspector: <br /> Steve's Plumbing LLC <br /> 19707 64th Ave W,#108 <br /> Lynnwood,WA 98036 <br /> House Specifics: <br /> • House currently has a backwater valve on side sewer?Yes,not functioning correctly. <br /> • House has downspouts connected to side sewer?No <br /> • Does Side Sewer have grade?Line has belly 15' to 30' and 45' to 50'. <br /> • Depth and Location of proposed Backwater Valve Location: Recommend replacing existing <br /> indoor Backwater Valve. <br /> • Additional Comments: No signs of perimeter drainage, 4 total downspouts all daylight to ground, <br /> no drainage tied into private side sewer, existing building side sewer is 4" cast-iron inside the <br /> house, existing Backwater Valve is located in the center of the basement along with 4" clean out <br /> approx. 1.5' depth, recommend replacing clean out access with true 3" cover, private concrete <br /> side sewer is approx 60' in length, recommend relining sewer to help prevent future blockages <br /> and extend the useful life of the side sewer.The line is 8' deep just outside of home. <br /> Plumbing,Sewer,or Drainage Problems Identified: <br /> 1)House is not protected from surcharge events. <br /> Suggested Solution: Replace existing indoor Backwater Valve at same location. <br /> 2) Site Drainage <br /> Comment: 4 total downspouts all daylight to ground, ensure all downspouts drain away from perimeter of <br /> house. <br /> 3)Internal Plumbing <br /> Suggested Solution: Replacing existing clean out access with true 3' cover,this will help ensure no sewer <br /> gases or surcharge can enter the house from this location. <br />
