Residential Plumbing Sewer and Drainage Investigation Site Address: 4206 Terrace Everett,WA 98201 Plumbing and Drainage Inspector: Steve's Plumbing LLC 19707 64th Ave W,#108 Lynnwood,WA 98036 House Specifics: • House currently has a backwater valve on side sewer?Yes,not functioning correctly. • House has downspouts connected to side sewer?No • Does Side Sewer have grade?Line has belly 15' to 30' and 45' to 50'. • Depth and Location of proposed Backwater Valve Location: Recommend replacing existing indoor Backwater Valve. • Additional Comments: No signs of perimeter drainage, 4 total downspouts all daylight to ground, no drainage tied into private side sewer, existing building side sewer is 4" cast-iron inside the house, existing Backwater Valve is located in the center of the basement along with 4" clean out approx. 1.5' depth, recommend replacing clean out access with true 3" cover, private concrete side sewer is approx 60' in length, recommend relining sewer to help prevent future blockages and extend the useful life of the side sewer.The line is 8' deep just outside of home. Plumbing,Sewer,or Drainage Problems Identified: 1)House is not protected from surcharge events. Suggested Solution: Replace existing indoor Backwater Valve at same location. 2) Site Drainage Comment: 4 total downspouts all daylight to ground, ensure all downspouts drain away from perimeter of house. 3)Internal Plumbing Suggested Solution: Replacing existing clean out access with true 3' cover,this will help ensure no sewer gases or surcharge can enter the house from this location.
