Residential Plumbing Sewer and Drainage Investigation <br /> Site Address: <br /> 623 Warren Ave <br /> Everett, WA 98203 <br /> Plumbing and Drainage Inspector: <br /> Steve's Plumbing LLC <br /> 19707 64th Ave W,#108 <br /> Lynnwood,WA 98036 <br /> House Specifics: <br /> • House currently has a backwater valve on side sewer?No <br /> • House has downspouts connected to side sewer?No <br /> • Does Side Sewer have grade? Good grade. Side sewer in good condition. <br /> • Depth and Location of proposed Backwater Valve: Backwater Valve recommended downstream <br /> of connection from laundry room drain line and grinder pump / downstairs bathroom discharge <br /> connection to side sewer. Backwater valve will be approximately 2 feet from the house and 3'6" <br /> deep. <br /> Plumbing,Sewer,or Drainage Problems Identified: <br /> 1)House is not protected from surcharge events. <br /> Suggested Solution: Install back water valve downstream of connection from laundry room drain line and <br /> grinder pump / downstairs bathroom discharge connection to side sewer. Backwater valve will be <br /> approximately 2 feet from the house and 3'6" deep. <br /> 2) Grinder pump and check valve on grinder pump discharge line apparently failed during August 29, <br /> 2013 storm event allowing sewage to backflow out of toilet. Age of grinder pump is unknown. <br /> Suggested solution: Replace grinder pump and check valve on grinder pump discharge line. Recommend <br /> an alarm on the grinder pump to alert homeowner of grinder pump failure or high water event. <br /> Additional Comments <br /> 1) Downspouts drain to splash blocks or go underground and apparently drain to black plastic drain pipe <br /> routed down the hill to the north. Homeowner should verify downspout discharge does not impact slope <br /> stability north of the house currently and in the future. <br />
