May 13, 2011
Jocelyn &Justin Sievers-Bailey
732 Wetmore Avenue
Everett, Washington 98201
Re: Plumbing Investigation at 732 Wetmore Avenue for Backwater Valve Program
Dear Jocelyn &Justin Sievers-Bailey:
The City of Everett's contractor, Seattle Drain Services, inspected the plumbing and
drainage at your property on December 20th 2010, to determine if a backwater valve is
appropriate for your residence. Enclosed is a summary of their findings.
The report recommends the installation of a backwater valve on the private side sewer
that connects your home to the City's sewer main to reduce the risk of basement flooding
from sewer surcharge events. Please review the report and contact us with any questions.
The report also identified some additional deficiencies in your plumbing, sewers, and
drainage system. This includes:
• The downspouts that are not connected to the sewer are not discharging storm
water far enough away from the houses foundation (problem identified #2).
• The surface area around the house is not adequately sloped away from the house.
Also, the home's foundation drains are not functioning properly (problem identified
#3).
The next step is for you to confirm that you want to proceed with the program. To do
that, please call Grant Moen at (425) 257-8947, preferably prior to June 1, 2011, and
confirm your desire to have the City coordinate and fund the installation of a backwater
valve on your side sewer. After receiving your authorization, we will hire a contractor to
install the backwater valve in accordance with the installation and maintenance
agreement documents you previously signed.
If you choose to proceed, the contractor will contact you to schedule the installation.
However, this is still a few weeks away. At the conclusion of the work, the excavation will
be refilled and hardened surfaces (driveways and/or sidewalks) will be restored. You will
also be provided on-site training on the operation and maintenance of the valve.
Restoration of grass, plants and landscaping are your responsibility.
