Depth of side sewer 10ft from house: 8' 6" <br /> Any additional comments: <br /> • Floor drain to downstairs entry already has sump pump routed to yard not sewer <br /> (preferred). <br /> Problems Identified <br /> 1) This home does not currently have a backwater valve to prevent backups during high <br /> flow surcharge events. <br /> Solution: <br /> Install backwater valve upstream of all downspout and exterior drain connections. See <br /> attached site drainage and plumbing sketch for proposed location. <br /> 2) At 41 ft out from clean out, line has piece of pipe missing, side sewer has offset joints <br /> at 55 ft to 72 ft and is also holding water. Side sewer is beyond its usable life. It has had <br /> prior pvc repair before in one section at 66 ft. <br /> Solution: Replace side sewer. <br /> As-Built of Sewer and Plumbing <br /> See attached drawing. <br /> Comments <br /> • Installing a grinder pump would provide increased protection from sewer backups <br /> beyond the protection a backwater valve can provide. <br /> • Home has already installed sump pump at basement stair entry. <br /> • All downspout are removed from original cement pipe system but cement pipes <br /> are still in place and could carry ground water in the future to flood the basement. <br /> Should fill old underground downspout lines with cement, dirt, or remove. <br /> S:\#Common\clerical\SIDE SEWER&PLUMBING INVESTIGATION\Final Reports\2nd Batch\812 wetmore final.docx 4/21/2011 <br />
