Residential Plumbing Sewer and Drainage Investigation <br /> Site Address: <br /> 703 Laurel Drive <br /> Everett WA <br /> 10/17/13 <br /> Plumbing and Drainage Inspector: <br /> Steve's Plumbing LLC <br /> 19707 64th Ave W,#108 <br /> Lynnwood, WA 98036 <br /> House Specifics: <br /> • House currently has a backwater valve on side sewer?YES, 2 <br /> • House has downspouts connected to side sewer?NO <br /> • Does Side Sewer have grade?YES <br /> • Approximate depth of side sewer: 8' <br /> • Depth and Location of proposed Backwater Valve: First valve is just after side sewer exits <br /> building under flower bed (has no access). Second valve is out in drive way near property line <br /> with access. <br /> • Additional Comments: It has been indicated that the set screw was not secured tightly, this may <br /> allow surcharge to enter private side sewer during an event. <br /> Plumbing,Sewer,or Drainage Problems Identified: <br /> 1) Site Drainage: Everything looks good <br /> Suggested Solution: Do an annual inspection to ensure drainage is not causing any erosion problems <br /> 2)Roof Drainage: All down spouts go to separate line and to back of property <br /> 3)Internal Plumbing Issues:No access to first back water valve. This may become a problem in the future <br /> if the valve gets stuck or broken it may cause issues with the private side sewer <br /> Suggested Solution: If the chance arises in the near future to add an access point to this backwater valve it <br /> would be very beneficial. <br />
