Residential Plumbing Sewer and Drainage Investigation
Site Address:
703 Laurel Drive
Everett WA
10/17/13
Plumbing and Drainage Inspector:
Steve's Plumbing LLC
19707 64th Ave W,#108
Lynnwood, WA 98036
House Specifics:
• House currently has a backwater valve on side sewer?YES, 2
• House has downspouts connected to side sewer?NO
• Does Side Sewer have grade?YES
• Approximate depth of side sewer: 8'
• Depth and Location of proposed Backwater Valve: First valve is just after side sewer exits
building under flower bed (has no access). Second valve is out in drive way near property line
with access.
• Additional Comments: It has been indicated that the set screw was not secured tightly, this may
allow surcharge to enter private side sewer during an event.
Plumbing,Sewer,or Drainage Problems Identified:
1) Site Drainage: Everything looks good
Suggested Solution: Do an annual inspection to ensure drainage is not causing any erosion problems
2)Roof Drainage: All down spouts go to separate line and to back of property
3)Internal Plumbing Issues:No access to first back water valve. This may become a problem in the future
if the valve gets stuck or broken it may cause issues with the private side sewer
Suggested Solution: If the chance arises in the near future to add an access point to this backwater valve it
would be very beneficial.
