Residential Plumbing Sewer and Drainage Investigation <br /> Site Address: <br /> 1925 26th St(or 2530 Lombard) <br /> Everett,WA 98201 <br /> 10/08/13 <br /> Plumbing and Drainage Inspector: <br /> Steve's Plumbing LLC <br /> 19707 64th Ave W, #108 <br /> Lynnwood,WA 98036 <br /> Building Specifics: <br /> • Building currently has a backwater valve on side sewer?YES,but broken <br /> • How many open plumbing fixtures are in the house below the elevation of the adjacent road <br /> surface?Lots <br /> • House has downspouts connected to side sewer?yes <br /> • Does Side Sewer have grade?YES <br /> • Approximate depth of side sewer: 9'— 14' <br /> • Depth and Location of proposed Backwater Valve: 20' W of camera access 9' deep <br /> Additional Comments: <br /> • The address listed on the front door and inspection report listed as 2530 Lombard.No such <br /> address listed in GOSYNC. GOSYC lists it as 1925 26th ST. <br /> • This is really two buildings in one;west side of building has the address as 1911 on the door. The <br /> two have separate plumbing systems although the buildings are structurally tied together. <br /> • We did not inspect the 1911 portion of the building. It has a much higher elevation(no <br /> basement?) and did not flood. If needed,it would require notification as it has a few apartments. <br /> • This is a large commercial type building(The Red Cross)with a flat roof and many plumbing <br /> fixtures in the basement. <br /> Plumbing,Sewer,or Drainage Problems Identified: <br /> 1)Building is not protected from a sewer surcharge event. <br /> Suggested Solution: Replace existing broken backwater valve with a new backwater valve at that <br /> location. <br /> 2) Site Drainage: exterior cleanout clogged on fast side.Footing drain <br /> Suggested Solution: Hydro jet line is filled w/debris <br /> 3) Side Sewer Improvements:14' belly in line cast iron to PVC at 62' from access. PVC y-13'4" no <br /> cleanout city sewer <br /> Suggested Solution: Replace section of side sewer <br />
