N <br /> V <br /> row <br /> �I PUBLIC WORKS <br /> October 1, 2012 <br /> Stan Larson <br /> 2619 Oakes Avenue <br /> Everett, Washington 98201 <br /> Re: Plumbing Investigation at 2619 Oakes Avenue for Backwater Valve Program <br /> Dear Mr. Larson: <br /> The City of Everett's contractor, Steve's Plumbing, inspected the plumbing and drainage <br /> at your property on September 4, 2012, to determine if a backwater valve is appropriate <br /> for your residence. Enclosed is a summary of their findings. <br /> The report recommends the installation of a backwater valve on the private side sewer <br /> that connects your home to the City's sewer main to reduce the risk of basement flooding <br /> from sewer backups. Please review the report and contact us with any questions. <br /> From previous conversations you have indicated your desire to move forward with the <br /> installation of the backwater valve. If you have changed your decision or have any <br /> questions or concerns please call Grant Moen at (425) 257-8947 or Brian Doolan at (425) <br /> 257-8828 and inform us of your change. The City will hire a contractor to install the <br /> backwater valve in accordance with the installation and maintenance agreement <br /> documents you previously signed. <br /> After the contractor has been selected they will contact you to schedule the installation. <br /> However, this is still a few weeks away. At the conclusion of the work, the excavation will <br /> be refilled and hardened surfaces (driveways and/or sidewalks) will be restored. You will <br /> also be provided on-site training on the operation and maintenance of the valve. <br /> Restoration of grass, plants and landscaping are your responsibility. <br /> The report also identifies deficiencies in your plumbing, sewer and drainage system. This <br /> includes: <br /> • Floor drain does not drain freely. This may lead to flooding from eternal water <br /> usage. <br /> • Roots are starting to accumulate in the side sewer.
