Please review and respond to the comments below. 1. The plans show that the rooms in the garage will be built directly on the existing slab: a. Is the slab sloped to the front of the existing garage door opening? b. Please verify that the garage currently exists at the same level as the interior structure or how the new level of the garage will be at the same level as the interior structure without an interior ramp. Section R325.3 2. The plans should show how the floor under the new rooms in the converted garage will be insulated — the original construction of the home was in 1935 and would not have insulation under the slab (and the details on Sheet A5 would require the removal of earth from the home to install the insulation). NREC Table R402.1.1 3. The attic insulation above the new rooms in the garage should be shown as minimum R- 49. Table R402.1.1 4. The front entry porch currently has a step. The plans show a ramp to be built up over the step.The ramp should be shown with handrails on each side of the ramp. Section R325.9.1 In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new sets of revised construction documents reflecting the corrections requested.
