OPERATIONS & MAINTENANCE CHECKLIST <br /> Project: Grandview Apartments Clubhouse <br /> Inspector: <br /> Date: Time: <br /> Facility Description: <br /> Stonnwater flow control for this site is provided by a bioretention cell located on the west side of the <br /> clubhouse building. Stormwater runoff from the parking lot will sheet flow west and into a drainage <br /> swale located along the proposed sidewalk west of the parking area. Stormwater within the swale will <br /> flow north towards the clubhouse building and shall be captured within a 12-inch area drain with an <br /> atrium grate. The wall drain for the proposed lock-block wall on the east side of the parking lot will <br /> also drain to this point via 4"PVC pipe. Stormwater collected within the area drain shall be conveyed <br /> west to rain garden which shall be placed along the east side of the clubhouse building. Stormwater <br /> runoff from the clubhouse roof shall also be conveyed to the rain garden from the roof downspouts. <br /> The rain garden has been designed to provide 6 inches of ponding depth before overflowing into the <br /> Type 1-L catch basin with beehive grate. A 6-inch underdrain is placed in a drain rock layer beneath <br /> the soil media so that excess stormwater within the soil will also be routed to the Type 1-L catch basin. <br /> Stormwater collected within the catch basin will flow north via 6" PVC pipe and into the combined <br /> sewer conveyance system located on site. As this system is being routed to a combined sewer system, <br /> the Type 1-L catch basin located within the rain garden shall be equipped with a floatable material <br /> separator and gas trap. <br /> The 2012 Stormwater Management Manual for Western Washington outlines maintenance standards <br /> in Volume V, pg. 4-32, Table 4.5.2 identifies and describes maintenance tasks and frequency needed <br /> and are included in this O&M Manual following this checklist. <br /> Overall Need <br /> Site Facilities Condition Repair?
