r � , <br /> ?F. <br /> 1.1 - Executive Summary <br /> The Everett Housing Authority is proposing to construct a clubhouse and parking area for the <br /> Grandview Apartment Complex. The site is located at 857 Locust Street in Everett,Washington. <br /> The project site is currently zoned as R-4,Multiple Family High Residential. The tax parcel <br /> number associated with this project is 00459200100000. <br /> The project area is bordered on all sides by multi-family residences. The proposed clubhouse <br /> parking lot will be accessible via Locust Street. <br /> This project proposes the addition of a clubhouse for the Grandview Apartment complex. The <br /> clubhouse approximately 3,230 square feet and is to be placed where a play area has demolished. <br /> A total of 10,900 square feet of impervious surface will be added upon completion of the <br /> improvements. These improvements shall replace 6,600 square feet of impervious playground <br /> and storage area that has since been demolished as well as 4,300 square feet of lawn. The <br /> stormwater runoff from the clubhouse parking area shall sheet flow west into a drainage swale. <br /> This drainage within the swale shall be conveyed to a rain garden west of the proposed <br /> clubhouse.Drainage from the clubhouse roof shall be conveyed from downspouts to the rain <br /> garden. Excess stormwater within the rain garden shall flow from Type 1-L catch basin to the <br /> combined sewer system just north of the proposed clubhouse. <br /> Existing stormwater runoff on the site sheet flows to the west until it is captured within catch <br /> basins connected to the combined sewer system. <br /> 1.2 -Minimum Requirements <br /> This report provides stormwater requirements and design calculations for the proposed <br /> improvements. The project will add more than 5,000 square feet of new impervious surfaces; <br /> Therefore, in accordance with Figure 2.4.2 in Volume I of the 2012 SMMWW, all Minimum <br /> Requirements will apply to new and converted impervious surfaces. <br /> Minimum Requirement#1: Preparation of Stormwater Site Plans <br /> A Stormwater Site Plan has been prepared for the project. A full size plan is included with the <br /> Site Plan Submittal and a reduced size copy is included in this report.The USDA Soil Conservation <br /> Service has classified the soils as Alderwood-Urban Complex with 2-8% slopes.
