See the DCSS for required design assumptions. <br /> • The site shall be graded to ensure that no additional runoff flows to the existing WSDOT <br /> owned stormwater treatment facilities located immediately north of the site. <br /> 9. Stormwater system development fees in accordance with Ordinance 3632-18 (codified as EMC <br /> 14.08.135) and subsequent revision are applicable.These fees are based on square footage of <br /> proposed new plus replaced hard surface area. Refer to the Utility&System Development Fee <br /> Schedule for estimated fees.The actual charges shall be computed by the Public Works reviewer <br /> per the ordinance in effect at the time and according to the information on the approved plans at <br /> the time of permit issuance. <br /> 10. There is no public water system in the immediate vicinity of the dog wash/drinking fountain area. <br /> Extension of public water system main and easements from BNSF would be required to provide <br /> service to this area. It is recommended that off leash park water amenities be connected to private <br /> water system already within park area. <br /> 11. System development fees for connection to the sewer and water systems in accordance with <br /> Ordinance 3632-18(codified as EMC 14.08.135) and subsequent revision are applicable. These <br /> charges are based on projected water usage and can be substantial. Applicant is encouraged to <br /> obtain a copy of the Ordinance and determine estimated charges prior to permit application. The <br /> actual charges shall be computed by the Public Works reviewer per the ordinance in effect at the <br /> time and according to the information on the approved plans at the time of permit issuance. <br /> 12. An RPBA is required on the dog wash/dog drinking fountain for premise protection on this site, and <br /> shall be located in an above-ground hot-box if located outside of the building,or can be located in <br /> the sprinkler riser room. <br /> 13. Any broken or damaged sidewalk/public right-of-way shall be repaired/replaced in accordance with <br /> current City of Everett Standards and per the City Public Works Inspector. <br /> 14. If stormwater facilities are required, a 2-year Warranty Bond in the amount of 10% of the <br /> construction costs for all Stormwater Infrastructure shall be submitted to the City prior to final <br /> approval/close out of the permit. <br /> 15. As-builts of storm sewer,sanitary sewer,and water systems are required to be submitted per <br /> current City of Everett Design and Construction Standards and Specifications for Development <br /> manual, prior to final approval/close out of the permit. <br /> 16.
