See the DCSS for required design assumptions. • The site shall be graded to ensure that no additional runoff flows to the existing WSDOT owned stormwater treatment facilities located immediately north of the site. 9. Stormwater system development fees in accordance with Ordinance 3632-18 (codified as EMC 14.08.135) and subsequent revision are applicable.These fees are based on square footage of proposed new plus replaced hard surface area. Refer to the Utility&System Development Fee Schedule for estimated fees.The actual charges shall be computed by the Public Works reviewer per the ordinance in effect at the time and according to the information on the approved plans at the time of permit issuance. 10. There is no public water system in the immediate vicinity of the dog wash/drinking fountain area. Extension of public water system main and easements from BNSF would be required to provide service to this area. It is recommended that off leash park water amenities be connected to private water system already within park area. 11. System development fees for connection to the sewer and water systems in accordance with Ordinance 3632-18(codified as EMC 14.08.135) and subsequent revision are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to permit application. An RPBA is required on the dog wash/dog drinking fountain for premise protection on this site, and shall be located in an above-ground hot-box if located outside of the building,or can be located in the sprinkler riser room. 13. Any broken or damaged sidewalk/public right-of-way shall be repaired/replaced in accordance with current City of Everett Standards and per the City Public Works Inspector. 14. If stormwater facilities are required, a 2-year Warranty Bond in the amount of 10% of the construction costs for all Stormwater Infrastructure shall be submitted to the City prior to final approval/close out of the permit. 15. As-builts of storm sewer,sanitary sewer,and water systems are required to be submitted per current City of Everett Design and Construction Standards and Specifications for Development manual, prior to final approval/close out of the permit. 16.
