The Planning Department can approve the building permit, but the ADU covenant needs to be picked up and recorded at Snohomish County prior to issuance of the permit. Please pick up the covenant at 3200 Cedar Street and once recorded, please provide a copy. Additionally, because there are (2) bedrooms in the basement,the school impact fees apply. Your property is located in the Everett School District,so the fee is$9,125 (please see attached school impact fees). This will need to be paid prior to building permit issuance. In order for the Planning Department to consider the basement a 1-bedroom ADU,the entry to one of the bedrooms would need to be widened so it is more open in design and functions as a den, rather than a bedroom.
