CITY OF EVERETT
Public Works Department
October 20, 2020
Paul Douglas
2812 Architecture
2812 Colby Ave
Everett, WA 98201
pa u l Cad 2812a rch itectu re.co m
Owner: Wallace Family LLC
Job Address: 4405 Rucker Ave
Plan Check No: B2009-025
RE: Building Permit Review Letter
Dear Mr. Douglas,
In response to the application for a building permit, the plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below.
1. Dining Room 104 has an occupant load of 48. Meeting Room 102 has an occupant load
of 15. The occupants of room 102 must travel through the kitchen to egress (the path
through the kitchen is not permitted). As such, the occupant load of room 102 is added
to the dining room, pushing the dining room from a B to an A-2 Occupancy. To avoid
this designation, the egress from the meeting room should travel through a corridor
from door 101c to exterior exit door 101b, or the following comments would be in effect
(Sections 303.1.1, 1016.2 - Item 5 & 1004.1.1.1):
a. An NFPA-72 fire alarm should be provided throughout the entire building as the
occupancy classification has changed to an assembly occupancy. City of Everett
Fire Suppression and Detection Ordinance.
b. The dining room should be provided with two means of egress. Section 1007.1.1
c. All exit doors serving the dining room should be provided with panic hardware
(currently doors 104a and 104c). Section 1010.1.10 — see Exception 1 for the
main exit doors.
d. The exit sign over door 101c should be removed. Section 1013.1
2. A maximum occupant load sign should be posted in the dining room with 48 persons
maximum capacity shown. Section 1004.3
3. The overall occupant load for the building is currently at 85 to include the presumed
uses of the future tenant spaces. If the actual occupant loads of the future tenant
spaces increase the occupant load of the building to 100, the entire building will require
a sprinkler system throughout.
