However, the submitted documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Information is attached to provide guidance. Preliminary comments are provided below to assist in <br /> revising the drawings, but these are not intended to provide a comprehensive review. <br /> 1. The drawings have been submitted on 11x17 sheets that appears smaller than the original drawing <br /> size. The scales are reduced and the drawings are difficult to read. The plans should include a north <br /> arrow to clarify the orientation. <br /> 2. The submitted drawings appear to show conditions that are not consistent with the permitted <br /> condition of the building. The building was modified under permit C1301-016; the permit was finalized <br /> on 05/20/2016, indicating the work was performed as shown in those drawings. The current drawings <br /> shown significant deviations indicating unpermitted work. Note that the Snohomish County records <br /> shown the building as having three bedrooms and one bathroom. The bathroom should be on the <br /> Main Level, which is not indicated; any other bathrooms in the building were not constructed with a <br /> permit. The drawings should be revised to show all portions of the house. All modifications that <br /> deviate from the previously known permitted condition should be shown as new. Modifications <br /> include but are not limited to removing the Main Level bathroom and bedroom including closet <br /> (located in garage space) removed, and expanding the kitchen. <br /> 3. The proposed work appears to require structural modifications, including but not limited to modifying <br /> the Main Floor to construct a new stairway to the basement level. Structural drawings should be <br /> provided. Structural calculations should be submitted as needed per IRC Section R301.1.3. <br /> 4. The position of the new basement stairway is not clear. It does not appear to be consistently shown in <br /> the Lower and Main Floor Plans. The position in the Lower Plan appears to conflict with the existing <br /> stairway to the Attic in the Main Plan. The stairway should be clarified and modified as needed. A <br /> section should be provided through the stairway confirming that the minimum required head <br /> clearance is provided. <br /> 5. The clear height in the basement should be specified in the plans. <br /> 6. The Lower Plan appears to show a whole house ventilation fan in the Basement bathroom. The fan <br /> should not be located in a room closed from the remainder of the house. Se the IRC requirements for <br /> air flow to the fan. <br /> 7. Sheet A2 appears to reference the energy requirements of IRC Chapter 11; this chapter has not been <br /> adopted by the WAC. Energy requirements should comply with the residential provisions of the 2018 <br /> WSEC. This document should be listed in the codes on Sheet Al. Energy credits should be specified <br /> per Section R406. <br /> 8. The opening requirements for the egress windows should be specified. The height of the opening <br /> above the finished floor should be specified. <br /> i I2 <br />
