•
1. The drawings have been submitted on 11x17 sheets that appears smaller than the original
drawing size. The scales are reduced and the drawings are difficult to read. The plans should
include a north arrow to clarify the orientation.
It is 36"x24", North arrow added
2. The submitted drawings appear to show conditions that are not consistent with the permitted
condition of the building. The building was modified under permit C1301-016;the permit was
finalized on 05/20/2016, indicating the work was performed as shown in those drawings. The
current drawings shown significant deviations indicating unpermitted work. Note that the
Snohomish County records shown the building as having three bedrooms and one bathroom.
The bathroom should be on the Main Level, which is not indicated;any other bathrooms in the
building were not constructed with a permit. The drawings should be revised to show all
portions of the house. All modifications that deviate from the previously known permitted
condition should be shown as new. Modifications include but are not limited to removing the
Main Level bathroom and bedroom including closet(located in garage space)removed, and
expanding the kitchen.
The only deviation is the new proposed work in daylight basement. Bathroom is not shown—it is
not in scope of work. It is added now
3. The proposed work appears to require structural modifications, including but not limited to
modifying the Main Floor to construct a new stairway to the basement level. Structural
drawings should be provided. Structural calculations should be submitted as needed per IRC
Section R301.1.3.
Structural modifications are the new stair and stairwell with new walls; All shown on the
drawings,Structural information, framing are on the drawings.
4. The position of the new basement stairway is not clear. It does not appear to be consistently
shown in the Lower and Main Floor Plans. The position in the Lower Plan appears to conflict
with the existing stairway to the Attic in the Main Plan. The stairway should be clarified and
modified as needed. A section should be provided through the stairway confirming that the
minimum required head clearance is provided.
Stair Section with more details and clearances provided. Proposed lower stair and existing upper
stair have raised landing on different side of main stair, which makes it look not clear. It is clear
on section BB/A3 1E001E1
5. The clear height in the basement should be specified in the plans. IUN 2 4 2021
The clear height is added to sections
CITY OF EVERETT
6. The Lower Plan appears to show a whole house ventilation fan in the BaserneRestmtaeirmices
fan should not be located in a room closed from the remainder of the house. Se the IRC
requirements for air flow to the fan.
Corrected, it was intended for basement only.
I
