Pre existing condition: 3'-0"x6'8" (east to west) opening in non bearing wall from <br /> entry hall to kitchen. <br /> - Widened opening to 48". Existing double joists appears to be structurally <br /> adequate. <br /> 2. Pre existing condition:7'-0" (north to south) bearing wall dividing foyer and kitchen. <br /> No header existed. <br /> - Removed 4- 2x4 studs and inserted 4x8 header 6' ft long. <br /> 3. Pre existing condition:10' (north to south) bearing wall with 7' opening dividing <br /> front room and dining area. Header is 4x10. <br /> - Add dbl. stud column and AC post cap for positive connection. <br /> 4. Pre existing condition:14' (east to west) non bearing wall dividing kitchen and <br /> dining room with 3' half wall and 3' doorway. <br /> - Removed 10' of non bearing wall, leaving 50" of wall on west end of kitchen. <br /> For shear wall , add 1/2" plywood to cover the south side of the wall. Shear <br /> nailing w/ 8d@3"o.c.edges, 12"o.c. field. <br /> 5. Pre existing condition:10' (north to south) bearing wall with 30" door opening <br /> dividing front room and dining area. The 3' opening is on the south end of wall and <br /> has 4x10 header 3' ft. long. <br />
