However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Construction-level documents should be submitted for review. Two complete sets of the revised drawings <br /> should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided <br /> below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The <br /> resubmittal documents should include an itemized response letter clarifying how the review comments below <br /> have been addressed. <br /> Review Comments: <br /> 1. The submitted documents include schematic-level drawings of the house with itemized narrative for <br /> the proposed work only, which is not sufficient to issue a building permit. Construction-level drawings <br /> are required. The drawings should include sufficient information to clearly show the proposed work, <br /> including but not limited to plans, building sections, details, material requirements, general notes, etc. <br /> 2. Continuing with the previous comment,the submit documents include multiple copies of the original <br /> construction drawings, some with illegible mark-ups. Other copies appear to be provided as a record <br /> of the existing condition. This does not meet the City of Everett requirements for drawing <br /> submittals. Clear construction drawings should be prepared by the applicant for the proposed <br /> project. Any existing information that is pertinent to the proposed work must be determined by the <br /> designer and clearly shown. For the proposed scope of work, recycling of the original drawings is not <br /> appropriate. Note that the submitted drawings are of poor quality and not suitable for this <br /> purpose. Project-specific construction drawings that clearly delineate between the existing and new <br /> work, and provide sufficient information to construct that work, are required. <br /> 3. The construction drawings should specify the governing building codes for the project, including but <br /> not limited to the 2018 IRC, 2018 IBC, and 2018 WSEC. See EMC Section 16.005.030. <br /> 4. We received an email from a Mr. Dennis Jordan indicating additional scope that does not appear to be <br /> represented in the submitted documents, including but not limited to reconstruction of exterior egress <br /> stairs. All proposed work should be included in the drawings. Stair work should include details for the <br /> stair construction including width, rise, and run, guard and handrails details, and a top and bottom <br /> landing. The guards and handrails should comply with the load requirements of Table R301.5. <br /> 5. Continuing with he previous comment,the email appears to indicate that work to reconstruct the <br /> stairs is currently being performed without a valid permit. Work should discontinue <br /> immediately. Code enforcement action will occur if the work continues without a permit. <br /> 6. The building appears to include structural modifications. Structural framing plans and details are <br /> required. The drawings should comply with the prescriptive imitations of the IRC. Alternatively, an <br /> engineered analysis and design should be performed per Section R301.1.3; sealed and signed drawings <br />
