The site is located in the southeast corner of 100d' Street SW at 23rd Avenue W. The <br />development is proposed to include a 12,370 square -foot (SF) manufacturing building. The site is <br />currently vacant. <br />1. TRIP GENERATION <br />Trip generation calculations for Airport 100 development are based on data published in the Institute <br />of Transportation Engineer (ITE) Trip Generation Manual, 101 Edition. The Airport 100 <br />development is proposed to include a 12,370 SF building for manufacturing. The average trip <br />generation rates for ITE Land Use Code 140, Manufacturing, has been utilized for the trip generation <br />calculations. TRAFFIC MITIGATION FEES <br />The trip generation calculations show that the Airport 100 development is anticipated to result in the <br />IF generation of 8 PM peak -hour trips. The City of Everett typically assesses a traffic mitigation fee of <br />$2,400 per PM peak -hour trip. This results in a traffic impact fee of $19,200 for the Airport 100 <br />development.
