a <br /> Subsurface Exploration, Geologic Hazard,and <br /> Stephens Everett Property Preliminary Geotechnical Engineering Report <br /> Everett, Washington Project and Site Conditions <br /> I. PROJECT AND SITE CONDITIONS <br /> 1.0 INTRODUCTION <br /> This report presents the results of Associated Earth Sciences, Inc's. (AESI's) subsurface <br /> exploration, geologic hazard, and preliminary geotechnical engineering study for the proposed <br /> Stephens Everett property development located in Everett, Washington. Our <br /> recommendations are preliminary in that the project is still early in the design phase. The site <br /> location is shown on the "Vicinity Map," Figure 1. The approximate locations of explorations <br /> completed for this study are shown on the "Existing Site and Exploration Plan," (Figure 2), <br /> which uses a topographic survey by West Alliance Professional Land Surveyors, dated <br /> September 7, 2017, as a basis. The proposed development and exploration locations are <br /> presented on the "Site and Exploration Plan" (Figure 3), which uses a preliminary site plan by <br /> 2012 Architecture, dated September 17, 2018, as a basis. Interpretive exploration logs of the <br /> subsurface explorations completed for this study are included in the Appendix. <br /> 1.1 Purpose and Scope <br /> The purpose of this study was to provide subsurface data to be used in the design and <br /> development of the above-referenced project. Our study included reviewing selected available <br /> geologic literature, excavating seven exploration pits, and performing geologic studies to assess <br /> the type, thickness, distribution, and physical properties of the subsurface sediments and <br /> shallow groundwater. Geotechnical engineering studies were completed to formulate <br /> preliminary recommendations related to site preparation and grading, the type of suitable <br /> foundations and floors, allowable foundation soil bearing pressures, anticipated foundation <br /> and floor settlement, pavement recommendations, drainage considerations, and shallow <br /> infiltration feasibility. This report summarizes our current fieldwork and offers preliminary <br /> recommendations based on our present understanding of the project. We recommend that we <br /> be allowed to review the recommendations presented in this report and revise them, if <br /> needed, when a project design has been finalized. <br /> 1.2 Authorization <br /> This report has been prepared for the exclusive use of Airport 100 LLC, and its agents, for <br /> specific application to this project.
