EV E R E T T February 14,2020 <br /> WASHINGTON Laura and Dean Workman <br /> 15828 2"a PL W <br /> Lynnwood,WA 98087 <br /> Site Address: 4202 Terrace Dr <br /> Permit Numbers: E1908-074,E2001-148 <br /> Dear Ms.And Mr.Workman, <br /> It has been discovered that the structure at 4202 Terrace Drive contains two <br /> dwelling units.Historical records indicate that the structure has only been <br /> approved as a single-family residence since it was moved to this address in <br /> 1960.The upper floor(attic)currently has an independent entrance,kitchen, <br /> sleeping area,living area and bathroom and is defined as a dwelling unit per the <br /> International Residential Code(IRC)Section R202.Additionally,the building <br /> may not contain two independent dwelling units per the Everett Zoning Code. <br /> To create a second dwelling unit in a single-family residence,construction <br /> permits, inspections and approvals are required per IRC Section R105.1.No <br /> permits for the additional dwelling unit are found in the records for this <br /> property. <br /> As the building was altered contrary to law, International Property Maintenance <br /> Code Section 108.1.4 defines the structure as Unlawful. <br /> In accordance with IRC Section R105.2 the two electrical permits noted above <br /> are therefore suspended as they were issued for a single-family residence <br /> whereas the building is an unlawful duplex.The permits may be reinstated once <br /> proper course of action are determined and approved. <br /> Please note that both the Everett Zoning and Residential Codes provide for an <br /> attached accessory dwelling unit to be created within an existing single-family <br /> residence.There are restrictions and permits required for this process to <br /> include the requirement that the primary dwelling unit be owner-occupied. <br /> In order to continue forward with the permit process you may contact Terri <br /> PERMIT SERVICES Jorgenson at(425)257-8861 to schedule a meeting with representatives from <br /> Planning, Building, Public Works and Code Enforcement departments. <br /> Q3200 Cedar Street <br /> Everett,WA 98201 Sincerely, <br /> 425.257.8810 <br /> Q 425.257.885757 fax <br /> everetteps@everettwa.gov Tony Le <br /> everettwa.gov/permits Building Official <br /> Page 1 of 1 <br />
