See Sheet S3. The brace wall line that includes (2) single portal frames at the double garage <br /> doors does not meet the braced wall requirements of Section R602.10.2.2. Braced walls along a <br /> braced wall line should be distanced not greater than 20 feet. See Figure R602.10.2.2. <br /> 9. See Detail 26 on Sheet D2 and structural calculations. It appears that a retaining wall with a <br /> height of up to 10 feet is specified. Retaining walls supporting more than 6 feet of backfill <br /> height measured to the bottom of the footing should include an additional seismic lateral earth <br /> pressure IBC 1807.2.2. Note that it appears that a 10-foot-tall retaining wall may not be <br /> necessary for the project. The elevations on Sheet 2 specify a 3'-6"tall concrete wall and the <br /> site appears to not require a significant amount of grading to result a 10-foot retaining wall. <br /> The detail may be modified to eliminate the options for retaining walls taller than 6 feet <br /> (measured from the bottom of footing to grade) and no additional calculations would be <br /> required, or calculations may be updated to include the additional seismic lateral earth pressure <br /> for walls taller than 6 feet. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
