11. OPERATION AND MAINTENANCE MANUAL <br /> The Property Owner will be responsible for maintaining the stormwater and landscaping <br /> facilities within this development. Included in this manual are checklists for each feature <br /> specific to this project. Copies should be made of the checklists as necessary during <br /> routine inspections and required maintenance. Specific problems can be recorded along <br /> with the appropriate action taken. <br /> These checklists are a guide for inspections and maintenance. The frequency of the <br /> inspections/maintenance is identified in the left hand column with the following <br /> abbreviations: <br /> A=Annual (March or April preferred) <br /> M = Monthly <br /> S =After Major Storms (Use 1-inch in 24 hours as a guideline) <br /> Routine inspections and maintenance will improve the long-term performance of the <br /> stormwater facilities. If at any time you are unsure if a problem exists or how to address a <br /> specific problem, contact a Professional Engineer. <br /> Refer to Appendix A for a list of each facility to be maintained and the appropriate <br /> maintenance checklist. <br /> Note: The maintenance and operation of the proposed conveyance system from this <br /> project within the private easement over the bluff to the north down to the proposed <br /> diffuser tee is the responsibility of the parcels that connect to that system equally. Since <br /> inspections of this system will be required on a yearly basis, preferably in the spring, and <br /> the best vantage point for inspections of the system running down the bluff will be from the <br /> bottom of the bluff the property owners shall contact BNSF and coordinate a day and time <br /> when they will be allowed to access the railroad R/W for the necessary inspections. At no <br /> time should the inspections require climbing up or down the bluff or any removal of <br /> vegetation on the bluff. <br /> If the annual inspections of the conveyance system identify any issues or questions <br /> regarding the system the property owners shall contact a contractor with experience <br /> working with HDPE pipe systems and who has the proper safety equipment to inspect the <br /> conveyance system to determine if any maintenance is required. <br /> If during the annual inspections the area downstream/downslope of the diffuser tee shows <br /> signs of erosion or sloughing the property owners shall contact BNSF to determine the <br /> proper actions to identify and correct any observed issues. <br /> Langus Garage 15-0403-L <br /> March,2022 Page 12 <br />
